SUBLEASE AGREEMENT
THIS SUBLEASE AGREEMENT (“Agreement”) is made on [Date], BETWEEN:
Sublessor: [Sublessor Full Name], residing at [Sublessor Address]
AND
Sublessee: [Sublessee Full Name], residing at [Sublessee Address]
WHEREAS
- The Sublessor is the tenant under a lease agreement dated [Original Lease Date] (“Master Lease”) with [Landlord Name] for the premises located at [Premises Address] (“Premises”);
- The Sublessee wishes to sublease all or part of the Premises from the Sublessor, and the Sublessor agrees to sublease to the Sublessee under the terms set forth below.
1. SUBLEASED PREMISES
1.1 The Sublessor hereby subleases to the Sublessee the following space: [Description of Subleased Space or “the entire Premises”], located at [Premises Address].
2. TERM
2.1 The term of this Sublease shall begin on [Start Date] and end on [End Date], unless terminated earlier in accordance with this Agreement.
3. RENT
3.1 The Sublessee shall pay to the Sublessor rent in the amount of [Monthly Rent Amount] per month, payable in advance on or before the [Due Date, e.g., “first day”] of each month.
3.2 Rent shall be paid to the Sublessor at [Payment Address or Method], or as otherwise directed in writing by the Sublessor.
4. SECURITY DEPOSIT
4.1 The Sublessee shall pay a security deposit of [Security Deposit Amount] to the Sublessor upon signing this Agreement.
4.2 The security deposit will be held to cover damages, unpaid rent, or other breaches of this Agreement, and will be returned within [Number of Days, e.g., “30 days”] after the end of the Sublease, less any deductions.
5. USE OF PREMISES
5.1 The Sublessee shall use the Premises only for [Permitted Use, e.g., “residential purposes”].
5.2 The Sublessee agrees to comply with all terms of the Master Lease, a copy of which has been provided and reviewed.
6. CONDITION OF PREMISES
6.1 The Sublessee accepts the Premises in its current “as is” condition, except as otherwise noted: [List exceptions or write “None”].
7. UTILITIES AND SERVICES

8. ASSIGNMENT AND SUBLETTING
8.1 The Sublessee shall not assign this Sublease or further sublet any part of the Premises without the prior written consent of the Sublessor and, if required, the Landlord.
9. TERMINATION
9.1 Either party may terminate this Agreement before the end of the term by providing at least [Notice Period Days] days’ written notice to the other party.
9.2 Upon termination, the Sublessee shall vacate the Premises and return all keys and access devices.
10. MASTER LEASE
10.1 This Sublease is subject to all terms and conditions of the Master Lease. Any violation of the Master Lease by the Sublessee shall be deemed a violation of this Agreement.
10.2 In the event of termination of the Master Lease, this Sublease shall automatically terminate.
11. INDEMNITY
11.1 The Sublessee agrees to indemnify and hold harmless the Sublessor from any claims, damages, or liabilities arising from the Sublessee’s use or occupancy of the Premises.
12. GOVERNING LAW
12.1 This Agreement shall be governed by and construed in accordance with the laws of [Governing Law State/Country].
13. NOTICES
13.1 Any notice required or permitted under this Agreement shall be in writing and delivered to the parties at their addresses stated above (or such other address as either party may designate in writing).
14. ENTIRE AGREEMENT
14.1 This Agreement contains the entire understanding between the parties and supersedes all prior agreements or understandings relating to the subject matter hereof.
14.2 Any amendments must be in writing and signed by both parties.
