RESIDENTIAL LEASE AGREEMENT

THIS RESIDENTIAL LEASE AGREEMENT ("Agreement") is made on [Date],
BETWEEN:
[Landlord Name], residing at [Landlord Address] ("Landlord")
AND
[Tenant Name], residing at [Tenant Address] ("Tenant").

RECITALS

WHEREAS, Landlord is the lawful owner of the residential property located at [Rental Property Address] ("Premises");
AND WHEREAS, Tenant desires to lease the Premises from Landlord for residential purposes, and Landlord agrees to lease the Premises to Tenant under the terms set forth herein.

NOW, THEREFORE, in consideration of the mutual covenants and promises contained herein, the parties agree as follows:

1. LEASE TERM

1. The term of this lease shall begin on [Lease Start Date] ("Commencement Date") and:

     • Continue until [Lease End Date] ("Fixed Term"); OR
     • Continue on a month-to-month basis until terminated by either party with [Notice Period Days] days’ written notice.

2. RENT

1. Tenant shall pay to Landlord rent in the amount of [Monthly Rent Amount] per month, payable in advance on or before the [Due Day, e.g., 1st] day of each month.
2. Rent shall be paid by [Payment Method, e.g., check, bank transfer, etc.] to [Payment Address/Account Details].
3. If rent is not received within [Grace Period Days] days after the due date, Tenant shall pay a late fee of [Late Fee Amount].

3. SECURITY DEPOSIT

1. Tenant shall pay a security deposit of [Security Deposit Amount] upon signing this Agreement.
2. The security deposit will be held to cover damages beyond normal wear and tear, unpaid rent, or breaches of this Agreement.
3. The security deposit (less any deductions) shall be returned to Tenant within [Return Period Days] days after the end of the lease and Tenant’s vacating of the Premises.

4. OCCUPANTS

1. The Premises shall be occupied only by Tenant and the following individuals: [Names of Other Occupants, if any].
2. No other persons may reside at the Premises without Landlord’s written consent.

5. USE OF PREMISES

1. Tenant shall use the Premises solely for residential purposes and shall not use the Premises for any unlawful or commercial purposes.

6. MAINTENANCE AND REPAIRS

1. Tenant shall keep the Premises clean and in good condition.
2. Tenant shall promptly notify Landlord of any damage or needed repairs.
3. Landlord shall be responsible for repairs not caused by Tenant’s misuse, neglect, or intentional damage.
4. Tenant shall not make any alterations or improvements without Landlord’s written consent.

7. UTILITIES

1. The following utilities and services shall be paid as follows:
   • [List utilities, e.g., electricity, water, gas, trash, internet, etc., and indicate whether Landlord or Tenant is responsible for each.]

8. ENTRY

1. Landlord may enter the Premises for inspection, repairs, or to show the Premises to prospective tenants or buyers, upon providing Tenant with at least [Advance Notice Hours/Days] notice, except in case of emergency.

9. PETS

10. TERMINATION

1. At the end of the lease term, Tenant shall vacate the Premises, remove all personal property, and return all keys to Landlord.

11. DEFAULT

1. If Tenant fails to comply with any term of this Agreement, Landlord may provide written notice and, if not remedied within [Cure Period Days] days, may terminate the lease and seek remedies as permitted by law.

12. ASSIGNMENT AND SUBLETTING

1. Tenant shall not assign this Agreement or sublet any portion of the Premises without Landlord’s prior written consent.
