VACATION RENTAL AGREEMENT
THIS VACATION RENTAL AGREEMENT ("Agreement") is made as of [Date],

1. PROPERTY DETAILS
1.1 Property. The rental property is located at [Full Address] ("Property"), described as: [Type: house/condo/apartment/cabin], [Number] bedrooms, [Number] bathrooms, maximum occupancy of [Number] guests.
1.2 Included Amenities. The Property includes: [pool, hot tub, Wi-Fi, parking for X vehicles, washer/dryer, kitchen appliances, linens, towels, beach equipment, grill, etc.].
1.3 Furnishings. The Property is furnished as described in the inventory checklist (Exhibit A).
2. RENTAL PERIOD
2.1 Check-In: [Date] at [Time] (e.g., 4:00 PM). 2.2 Check-Out: [Date] at [Time] (e.g., 10:00 AM). 2.3 Early Check-In/Late Check-Out. Available upon request and subject to availability. Additional fee of $[Amount] may apply.
3. RENTAL FEES AND PAYMENT

4. CANCELLATION AND REFUND POLICY
4.1 Guest Cancellation: (a) [60]+ days before check-in: full refund minus $[Amount] processing fee; (b) [30-60] days: [50]% refund of total; (c) [14-30] days: [25]% refund; (d) Less than [14] days: no refund.
4.2 Owner Cancellation. If Owner must cancel, Guest receives a full refund. Owner will make reasonable efforts to offer alternative dates or comparable property.
4.3 Weather/Force Majeure. Cancellations due to mandatory evacuation orders, natural disasters, or government-imposed travel restrictions: full refund or rescheduling at Guest's option.
5. HOUSE RULES
5.1 Occupancy. Maximum [Number] guests, including children. All overnight guests must be listed on the reservation. Unauthorized guests may result in immediate termination and forfeiture of all fees.
5.2 Quiet Hours. [10:00 PM to 8:00 AM]. No excessive noise, loud music, or disturbances at any time. Violations may result in eviction.
5.3 Smoking. Smoking is [strictly prohibited inside the Property / permitted only in designated outdoor areas]. A cleaning fee of $[Amount] will be charged for smoking violations.
5.4 Pets. Pets are [not allowed / allowed with prior approval and pet fee]. Service animals are exempt per ADA requirements. Pet damage is Guest's responsibility.

5.8 Trash. Guest shall dispose of trash in designated bins. Recycling required per local ordinance. Bins must be placed at curb on [collection day] and retrieved after collection.

6. GUEST OBLIGATIONS
6.1 Care of Property. Guest shall treat the Property with reasonable care, as if it were their own home. Guest shall report any damage, malfunction, or maintenance issue promptly.
6.2 Check-Out Procedures. Upon departure: (a) remove all personal belongings; (b) wash and put away dishes; (c) start a load of towels/linens [if requested]; (d) take out trash; (e) lock all doors and windows; (f) return keys/access devices; (g) set thermostat to [Temperature].
6.3 Lost Keys/Access. Replacement fee: $[Amount] per key/device. Lockout service during off-hours: $[Amount].
7. OWNER OBLIGATIONS
7.1 Owner shall provide the Property in clean, habitable condition with all listed amenities in working order.
7.2 Owner shall respond to maintenance emergencies within [2] hours and non-urgent issues within [24] hours.
7.3 Owner shall not enter the Property during the rental period without Guest's consent, except for emergencies.
8. LIABILITY AND INSURANCE
8.1 Assumption of Risk. Guest acknowledges that use of the Property, pool, hot tub, recreational equipment, and surrounding areas is at Guest's own risk.
8.2 Limitation of Liability. Owner shall not be liable for: (a) personal injury or death except due to Owner's gross negligence; (b) loss or theft of Guest's personal property; (c) interruption of utilities or services beyond Owner's control; (d) pest or wildlife intrusion; (e) construction noise from neighboring properties.
8.3 Damage Responsibility. Guest is financially responsible for all damage to the Property beyond normal wear and tear, including damage caused by guests, children, or pets. Repair costs exceeding the security deposit shall be invoiced to Guest.
8.4 Travel Insurance. Owner recommends Guest purchase travel insurance to cover cancellations, interruptions, and personal belongings.
9. INDEMNIFICATION
9.1 Guest shall indemnify and hold harmless Owner from all claims, damages, and expenses arising from Guest's use of the Property or the actions of Guest's invitees.
10. GOVERNING LAW
10.1 This Agreement shall be governed by the laws of the State of [State/Jurisdiction].
10.2 Disputes shall be resolved in the courts of [County], [State].
11. SEVERABILITY
11.1 If any provision is held invalid, the remaining provisions continue in full force.
12. ENTIRE AGREEMENT
